Permits Required for New Home Construction Fee Schedules

Permits are required for all the following: all new buildings, structural alterations to existing buildings, work involving the installation of plumbing fixtures, the installation of new or replacement septic systems, new swimming pools and demolition of existing buildings. Home occupations are required to register with the Code Enforcement Officer.

Information required for a building permit will depend on the particular project. All information deemed necessary by the Codes Officer will be specific to the work that is being done.

Inspections: Inspections are required for all building and plumbing work. A final Certificate of Occupancy is required before new buildings and additions can be occupied.

It is always a good idea to contact the Code Enforcement Officer before proceeding with building or remodeling plans. Permits allow the enforcement of codes, which have been adopted as law by Federal, State, and Town. No matter what the specific project may be, the enforcement of codes is carried out to protect the public health, safety, and welfare.

If you feel that you have a project that should go before the Planning Board, please contact Ken to discuss the project. If it is a project that requires approval from the Planning Board, you will fill out a "Request for Planning Board Review". All requests, subdivision plans, etc, must be submitted two weeks prior to the Planning Board meeting.

Permits Required for New Home Construction

Building Permit
A building permit application must be filled out completely and signed by the applicant. A plot plan showing the setbacks from each property line to the nearest portion of the structure must accompany the building application. This permit must be paid for prior to issue.

External Plumbing Permit
A site plan must be designed by a licensed site evaluator and must be approved prior to issuing a building permit. Three copies of the plan (HHE-200 must be provided. This permit must be paid for prior to issue.

Internal Plumbing Permit
The town will provide a State Plumbing Application to be filled out by the applicant or their appointee. If the plumbing is to be done by a licensed plumber, rather than the homeowner, the plumbers license # must be provided on the permit. This permit must be paid for prior to issue.

Driveway Permit
A Driveway Permit must be approved by DOT if the entrance is located off a State road. A driveway Permit must be provided by the town's highway department if the entrance is off a Town road. These permits need to be approved prior to the issue of Building Permits

Impact Fee
Prior to the issuance of Building Permits, the Town of Minot requires that all applicable Impact Fees are paid in full.

Impact Fee
Impact Fees are to be paid with the building permit.
New Dwellings with four or less bedrooms
= $2800 or $500 for each additional bedroom past four bedrooms (six bedrooms would be a $3,800 Impact Fee)
Bedrooms added to existing dwelling (Each additional bedroom over four bedrooms)
= $500 each

Building Permits
There is a minimum $30.00 permit fee on any application
New Dwellings
= $50.00 + $0.25 per sq. ft. of finish area.
Additions and Mobile Homes
= $0.15 per sq. ft. finished area
Residential Garage
= $0.20 per sq. ft. floor space
Decks, Sheds, Pools
= $30.00
All other structures
= $0.10 per sq. ft. floor space
Greenhouses
= $30.00

Plumbing Fees:
All Plumbing Fees are set by the State of Maine
Internal
= $6.00 per fixture (minimum of $24.00)
External
= $100.00 + $20.00 if a variance is required.
